A faith-driven, family-owned home builder in Cookeville
Scott and Tonya Conner started S&T Construction in 2017 to build quality custom homes and thoughtful remodels for families in the Cookeville area. Scott brings 33+ years of hands-on experience to every job site and leads the build himself. Tonya keeps the schedule, the paperwork, and the communication on track.

Conversation
Every project starts with a real conversation: by phone, email, or sitting at your kitchen table. Scott or Tonya personally takes the first call. We'll talk through what you're hoping to build, where you are in the process, and what your budget feels like. No formal pitch, no pressure. Just an honest read on whether we're the right fit for the job.

Walk-Through & Plan
If the fit feels right, we come to you: your lot, your existing home, or wherever the project lives. Scott walks the site, talks through what's possible and what it will really take, and brings back a transparent plan: a real floor plan and drawings, real selections, and real numbers tied to each. No vague allowances that turn into surprise change orders later.

Build, Week by Week
Once plans and contract are signed, our small crew gets to work. Scott leads the hands-on build, Tonya keeps the schedule and paperwork tight, and you get a weekly walk-through with a clear picture of where we are, what's next, and any decisions still to make. Every week, not just when something goes wrong.

Walkthrough & Follow-Through
When the work is done, we do a detailed final walkthrough together: punch list and thorough clean-up. After you move in, we check back. For us, finishing a job isn't the same as ending the relationship. We want you calling us a year later about a sticky door, and we'll actually pick up.

Construction alone usually runs about $140 to $225 per square foot, before land and site work. At that range, a 2,000 square foot home is roughly $280,000 to $450,000 for construction only. We're based in Cookeville, Tennessee, and we build throughout Middle Tennessee, including Sparta, Crossville, Livingston, Smithville, Gainesboro, Jamestown, McMinnville, Carthage, Lebanon, Murfreesboro, Mount Juliet, and the surrounding communities. It depends on the size and design of the home and on your lot. We set a realistic schedule with you before we start and update you every week during the build, not just when something changes.
Yes. If you already have a lot or family land, the first question is whether it's buildable: access, soil and septic, and county permits all come first. We'll walk the property with you and tell you what it will take.
Yes. We handle permit submissions, coordinate all required inspections, and manage the trades that require their own licensing. You don't need to learn the planning office or track down inspectors. That's our job. We'll keep you in the loop on where things stand, but the paperwork side stays with us.
Both work. If you already have drawings (from an architect, a designer, or a plan service), we can build from those. If you have a vision but no floor plan yet, we can connect you with a designer we trust and work through the planning process together. Either way, we won't break ground until the plan is something you're genuinely excited about and a budget you can stand behind.
